STALLION RIDGE RANCH FAQ – September 2009
1. WHEN DO WE HAVE TO BUILD Owners may build at any time. The requirement to build within 2 years was removed in 2008. There is still a requirement that once you start building, the construction must be completed within 18 months.
2. CAN I CHOOSE MY OWN BUILDER? Yes. Builders simply have to fill out a one page form to demonstrate financial and professional credentials
3. WHAT CAN I BUILD? Homes must be a minimum size of 1500 sq ft not including garage, porches, decks or patios. Review covenants for other restrictions.
4. CAN I KEEP HORSE ON MY LAND? Yes you may. Please see the CC&R’s for restrictions on how many horses you may have per acre of land you own. Horses will need to be fenced on your own property and proper housing and feeding facilities will need to be built prior to bringing horses onto your property. Horses are not allowed to free range on your lot and need to be fed in their containment area. Proper manure collection and disposal areas must be built and maintained. A great concern from the community was the denuding of the land by grazing. This covenant is in place to protect the pristine and delicate vegetation at Stallion Ridge Ranch.
5. Will THERE BE AN ARENA AND PUBLIC FACILITES AT STALLION RIDGE. In the initial phase of the development of Stallion Ridge Ranch, it was anticipated the there be an equestrian center built where residents could board their horses. This concept has changed. Although there is an equestrian center location zoned for commercial uses like an equestrian center, the developers of Stallion Ridge Ranch will not be building this facility. However this area, known as Lot 2-7 is available for private purchase for anyone who wants to pursue the development of an equestrian center. Lot 2-7 has been approved by the Department of Environmental Quality and has been zoned for an equestrian facility. The outdoor arena has been graded and locations for barns and stables have been planned along with an indoor riding arena. The developers of Stallion Ridge cannot guarantee that an equestrian center will be built at this time. Economic conditions have changed. This site is available for purchase by anyone interested in this opportunity. Please note the disclaimer that developer may change amenities and amenities schedule at any time. There is no co-op agreement pertaining to the Equestrian center. The Equestrian facility is a privately owned commercial facility that will be operated by a private party. Owners at Stallion Ridge Ranch are not burdened by the liability inherent in the Equestrian Center.
6. WHAT WILL BE THE USE REGULATIONS FOR LOT OWNERS & THE FEES? All residents at Stallion Ridge are allowed to keep horses on their property pursuant to the CC&R’s. Boarding and grazing horses or other animals other than those allowed in the CC&R’s are prohibited in the subdivision. All animals must be fed from feed brought to the property. Riding is encouraged throughout the subdivision, and 30 feet riding easement have been recorded between each property. Beyond the riding easements, there are approximately 5 miles of all weather road and 2 miles of frontage riding easements along Birds Eye Highway.
7. WHO MAINTAINS THE ROADS IN THE SUBDIVISION? Home Owner’s Association through road maintenance agreement – See covenants. Currently there is a Property owners association fee of $150.00 per year. This fee covers the street lighting and maintenance of the roads and entry monuments.
8. WHERE IS THE CREEK THAT IS ADVERTISED IN THE MONTANA LAND MAGAZINE? Park Creek is East of Birdseye Hwy at the bottom of the hills. It is a seasonal creek, partially fed by a natural spring that emanates North of and behind the Old Birdseye school house. The spring bubbles out of the ground year round. Park Creek separates the flats from the hills and is protected by 100 feet wide conservation easement or green belt that owners can use for walking, riding etc…
9. ANY DATA ON AREA WELLS? 7 ARE SHOWN-WHO DRILLED THEM – HOW DEEP & GPM? Wells were drilled by H&L (Lindsay) Drilling and AAADrilling. There were 7 original wells doug by the developers of Stallion Ridge Ranch. All previously doug wells range in debth from approximately 80 to 360 feet in depth. On Phase 1 & 2 water was found at 80 but the developer recommends that you go deeper to ensure that you have enough water in the event of a drought year. Well logs are available for review upon request. The Developer will buy back any lot at purchase price if no well producing at least 5 GPM can be found on the site, subject to the following conditions: 1) drilling for water takes place within one year of purchase 2) Developer is notified 30 days in advance of any plan to drill, drilling date, and drilling site 3) Developer has the opportunity to be present at time of drilling and to instruct drilling company to drill deeper if required
